FUNDING

Divine – Chembur, Mumbai

A premium residential, commercial and retail development located in the heart of Chembur, Divine spans a plot area of 18,643 sq. ft. with a RERA-approved area of 34,116 sq. ft. The project was conceptualized by renowned architect Hafeez Contractor and brought to life by the Aristocrat Group. RSPN Capital structured a successful ₹15 Cr investment via secured NCDs. Funded in May 2023 and fully repaid by November 2024, the deal featured a strong 3x security cover—underscoring our focus on performance-backed, risk-mitigated real estate financing.

Luxora – Thane

Located in the premium residential corridor of Manpada, Luxora is a large-scale development spread across 16 acres with a total RERA-approved area of 3 lakh sq. ft. RSPN Capital participated in a ₹60 Cr debt funding round secured by a comprehensive 3x cover on principal and interest. To ensure seamless operations and strong governance, the developer engaged Homesphere as the Project Management Consultant (PMC), enabling effective cashflow oversight and transparent coordination between all stakeholders. The project commenced in October 2024 and is slated for completion by March 2026.

One FC – Pune

Strategically located on FC Road, one of Pune’s most prestigious and high-demand corridors, One FC is a premium mixed-use development comprising 1.9 lakh sq. ft. of commercial and 58,000 sq. ft. of retail RERA-approved space on a 0.85-acre plot. RSPN Capital participated in the ₹130 Cr debt round with a 3.7x security cover, the deal commenced in March 2024, and RSPN strategically exited the investment in December 2024.

Skytech – Noida

Located in the rapidly growing hub of Noida, Skytech is a large-scale mixed-use development with a RERA-approved area of 6.82 lakh sq. ft., comprising residential and commercial units along with modern amenities. RSPN Capital participated in a supplementary funding round of ₹24.5 Cr in August 2023, complementing the ₹127.7 Cr primary round led by SBI’s SWAMIH fund. Offering a robust 2.5x security cover on principal and interest, the structure included a put option for added investor protection. The investment was successfully repaid in August 2024, reinforcing our commitment to secure and strategic real estate funding.

Skytech-nodia

Located in the rapidly growing hub of noida, skytech is a large-scale mixed-use devlopement with a RERA-approved area of 6.82 lakh sq. ft., comprising recidential and commerceal units along with modern amenities. RSPN capital participated in a supplementary funding round of  24.5 cr in auguest 2023, complimenting the 127.7 cr primary round led by SBI’s SWAMIH fund. Offering a robust 2.5x security cover on principal and interest, the structure included a put option for added investor protection.

SHALINEE LADDHA

Director, RSPN Group

Mrs. Shalinee Laddha spearheads finance, marketing, legal and business development functions for RSPN Group. She is involved across all verticals of the company and ensures successful completion and smooth delivery of ventures. Previously, Mrs. Laddha worked with Johnson and Johnson India (J&J) as Senior Product Manager where she headed marketing for J&J’s medical devices/med-tech divisions. She has significant experience in Indian healthcare and pharmaceutical industries with hands on experience in product development, sales and marketing, and business development. Mrs. Laddha has also worked with Give India as head of Internet Marketing. Mrs. Laddha has done her BCom, MCom, and LLB from Mumbai University and holds an MBA from the Indian School of Business (ISB), Hyderabad
